What's Under The TPO

About Pillar Roofing

What's Under The TPO

A quality TPO roof is built as a complete system, not simply a sheet of membrane laid over insulation. Installing the insulation in two staggered layers prevents the board joints from lining up and creating continuous gaps through the assembly.

This helps reduce heat loss, limits air movement, distributes loads more evenly, and creates a stable surface beneath the membrane. Properly fitted and staggered insulation also reduces movement that could eventually become visible through the finished roof.

The protective cover board provides an additional layer of strength between the insulation and the TPO membrane. It creates a smooth, durable surface while helping protect the softer insulation from foot traffic, tools, service work, hail and other impacts. By improving puncture resistance and distributing pressure across the roof system, the cover board can extend the service life of the membrane—especially around rooftop equipment and other regularly accessed areas.

Waterproof TPO Flashings

About Pillar Roofing

Waterproof TPO Flashings

Metal Coping: Caps and protects the parapet while securing the TPO wall flashing. Proper cleats, joints, and corners resist wind and keep water out.

TPO-Coated Edge Metal: Allows the roof membrane to be heat-welded directly to the perimeter metal, creating a secure, watertight edge designed for high wind exposure.

AC/RTU Curb: TPO extends up the equipment curb and is welded at corners and transitions, protecting a common leak point around rooftop HVAC units.

TPO Pipe Boot: A preformed TPO boot is welded to the roof and clamped around the pipe, creating a durable, flexible, and watertight connection.

Scupper and Downspout: A TPO-lined scupper directs roof water through the parapet into the downspout. Proper slope and sealed corners help prevent wall leaks.

Sealed Conduit Pocket: A welded TPO pocket filled with pourable sealer waterproofs grouped conduits or irregular penetrations that cannot use individual pipe boots.

Rainwater Management

Rainwater Management

Crickets and Saddles are shaped slopes installed beneath the TPO membrane, often using tapered insulation, to direct rainwater around rooftop equipment, curbs and other obstructions.

These raised areas divide the water and guide it into drainage paths leading toward the roof drains, helping minimize low spots where water could collect and pond.

Primary drains handle normal rainfall, while properly placed scuppers carry water through the roof edge.

When designed as secondary overflow drainage, scuppers provide an important backup if the primary drains become blocked or cannot handle a heavy storm.

New Drain - New Flow

About Pillar Roofing

New Drain - New Flow

TPO drain inserts are replaceable, improving water flow and giving the drainage system new life.

A properly fitted drain grill helps prevent system clogs from leaves, dirt, and other debris that can obstruct rainwater flow.

Ask your Pillar Roofing Coordinator about our scheduled maintenance program.

Avoid this drain insert replacement by checking and clearing your drainage areas twice a year.

TPO Roofing Systems

Building Owners Please Note:

Many commercial buildings have aging modified bitumen or built-up roofing systems that remain structurally sound but have reached the end of their service life. In many cases, a complete tear-off is unnecessary.

Single-Ply TPO Roofing Systems

Thermoplastic Polyolefin (TPO) roofing systems are among the most popular commercial roofing solutions available today. TPO membranes provide excellent resistance to UV exposure, ponding water, weathering, and temperature fluctuations while delivering outstanding energy efficiency through their highly reflective surface.

The TPO membrane is mechanically fastened or fully adhered according to manufacturer specifications. All seams are heat welded to create a monolithic waterproof surface that provides exceptional long-term protection against leaks and weather intrusion.

Fully Adhered TPO Systems (Recovering Existing Flat Roof Systems)

A fully adhered TPO roofing system provides one of the most attractive and durable solutions for commercial flat roofing applications. Unlike mechanically attached systems, the membrane is bonded directly to the insulation substrate using manufacturer-approved adhesives, creating a smooth, uniform appearance with exceptional wind uplift performance.

Fully adhered systems are often specified for schools, medical facilities, office buildings, retail centers, churches, and high-profile commercial properties where appearance, energy efficiency, and long-term durability are priorities. Our fully adhered TPO roofing systems combine premium insulation, engineered drainage design, heat-welded waterproofing, and precision flashing details to create a roofing assembly built for long-term performance. Every project incorporates proper crickets, saddles, parapet flashings, and coping metal systems to maximize drainage, minimize maintenance, and provide years of reliable protection for your commercial property.

Mechanically Attached TPO Recover System

A mechanically attached TPO recover system allows building owners to install a new roofing assembly directly over the existing roof after repairs and preparation have been completed. This approach reduces disruption, minimizes landfill waste, and often provides a more economical solution than a full replacement.

Our mechanically attached TPO recover systems provide a cost-effective solution for restoring aging modified bitumen and built-up roofing systems without the expense of a complete tear-off. After necessary repairs are completed, a high-performance ISO insulation package is mechanically fastened to the existing roof assembly, creating an energy-efficient substrate for the new roofing system.

State-of-the-Art Seam Welding

Automated hot-air welding technology to create strong, consistent membrane seams. Robotic seam welders maintain precise temperature, pressure, and travel speed throughout the welding process, producing uniform welds across long roof runs.

This advanced equipment helps eliminate inconsistencies often associated with manual welding while improving installation efficiency and overall seam quality. Every seam is subsequently inspected and probed by trained technicians to verify proper fusion and long-term waterproof performance. Why It Matters: the seam is the backbone of a TPO roofing system. A properly welded seam transforms individual membrane sheets into a single monolithic waterproof surface. By combining automated welding technology with experienced craftsmanship and thorough quality control, we provide commercial roofing systems engineered for durability, reliability, and long-term performance.

Recovering Over Existing Built-Up (Tar & Gravel) Roofing Systems

Many commercial buildings still have older built-up roofing (BUR) systems consisting of multiple layers of asphalt, felts, and embedded gravel. While these roofs can often be restored rather than completely torn off, proper surface preparation is absolutely critical to the success of the new roofing system.

Our restoration process begins with the removal of loose gravel and surface contaminants using specialized vacuum equipment. The existing roof is then mechanically prepared using rotary wire-brush machinery to create a clean, stable substrate for the new roofing assembly.

A Smart Alternative to Tear-Off

TPO Retrofit Over Existing Metal Roof Systems

A TPO retrofit system installed over an existing R-panel or standing seam metal roof is one of the most effective ways to extend roof life, improve energy efficiency, and eliminate recurring leak issues without the expense of a complete tear-off.

Before installation begins, the existing metal roof is inspected for structural integrity, loose fasteners, damaged panels, and areas requiring repair. Any deficiencies are corrected before the retrofit assembly is installed. Metal roof panels contain ribs and valleys that create an uneven surface. Custom Flute-fill insulation is installed within these low areas on the R-Panels to create a more uniform substrate.

A high-density cover board is then machicanlly attached over the Flute-fill insulation. Special engineered fastener patterns designed to meet local wind uplift requirements will be applied.

RhinoBond TPO Roofing System

The RhinoBond TPO Roofing System combines the strength of a mechanically attached roofing system with the performance benefits of a fully adhered membrane. Using advanced induction-weld technology, the TPO membrane is securely bonded to specially engineered attachment plates beneath the roof surface, creating a stronger and more uniform attachment across the entire roof.

This attachment method significantly reduces membrane flutter and movement during high-wind events, resulting in improved long-term performance and enhanced wind uplift resistance. Because the membrane is attached throughout the roof field rather than only at the seams, the system provides exceptional durability and stability on large commercial and aviation facilities.

TPO Crickets and Saddles for Positive Water Drainage

To improve roof drainage and minimize standing water, tapered insulation crickets and saddles will be installed at designated rooftop locations as part of the new TPO roofing system.

Crickets and saddles are engineered insulation structures designed to redirect water around rooftop equipment, curbs, and other obstructions, allowing water to flow efficiently toward roof drains, gutters, and designated drainage points.

By eliminating areas where water can become trapped, these drainage enhancements help extend the service life of the roofing system, reduce maintenance concerns, and improve overall roof performance.

HVAC Equipment Securement System

As part of the roofing system upgrade, all rooftop HVAC equipment will be secured using reinforced TPO attachment straps specifically designed for use with the new roofing membrane.

The straps are mechanically attached to the HVAC support structure and heat-welded directly to the new TPO roofing membrane, creating a secure and watertight attachment system. This method helps resist movement, uplift, and displacement of rooftop equipment during high-wind events while maintaining the integrity of the roofing system.

By integrating the securement system into the TPO membrane, rooftop units receive additional protection against wind-related movement without creating exposed penetrations that could compromise the roof's waterproofing performance.
