PillarCare Process
Before enrolling a roof in Pillar RoofCare, we inspect it to determine whether it is serviceable—meaning its basic roofing functions are working and it is suitable for ongoing maintenance. If repairs are needed to bring the roof to that level, we provide a proposal for that work before the maintenance program begins.
Once the roof is serviceable and enrolled, our scheduled RoofCare visits include inspections, drainage clearing, and repairs to developing problems before they become larger ones. Your Pillar Roofing Coordinator documents the roof’s condition and the work completed, giving you a clear maintenance record after every visit.

We clear debris from drains, gutters, and water flow paths, examine flashings, curbs, penetrations, seams, and rooftop equipment, and verify that water is draining as designed.

Ponding Rain
If a roof drain is high-set and the rainwater can't reach the lip, or if the drain is too small, ponding will start, and debris will build up around the drain and create problems with clogs.
Here, leaves, sediment, and what appears to be algae or moss have collected around the drain basket, restricting the openings water needs to pass through. That buildup can turn a drainage point into a collection point, leaving water standing around it long after the rain ends.
If water still drains slowly after the surface blockage is cleared, further investigation may be needed downstream. Keeping this small detail working helps protect the roof and the building beneath it.

Once your Pillar Roofing Coordinator has signed off on your building's maintenance visit, the owner will receive a roof inspection report explaining any deficiencies that we recommend be repaired.
Before & After photographs are included with your final invoice, giving you visual proof of exactly what issues were found and corrected.
It creates a permanent record for your building’s maintenance files—and gives owners and property managers confidence that the work was completed properly.

Scheduled Maintenance, Clear Documentation
Every Pillar RoofCare visit leaves you with a clear record of your roof’s condition. Your Pillar Roofing Coordinator uses our maintenance checklist to evaluate roof surfaces, flashings, drains, penetrations, and rooftop equipment, noting concerns and documenting the work performed.
You receive the completed checklist, supporting photographs, and recommendations for needed repairs—giving you organized records for ownership updates, maintenance planning, and future roofing budgets.
