TPO and PVC are both durable single-ply roofing membranes, and many of their repair methods are similar. A proper repair begins by locating the true source of the leak, cleaning and preparing the existing membrane, removing damaged or contaminated material when necessary, and heat-welding compatible membrane patches over the affected area.

Choosing the correct membrane is especially important around commercial kitchens. PVC is generally the preferred roofing system on restaurants and food-processing facilities because it offers greater resistance to grease and many chemicals discharged through rooftop exhaust systems.

Pillar Roofing identifies the existing roof system and the conditions surrounding the repair so the materials used are compatible, properly welded, and suited to the building’s operation.

The building owner called Pillar Roofing after water repeatedly collected in front of the rooftop electrical box, creating a safety concern that needed attention. The low area allowed rainwater to sit near the equipment instead of draining away, so our job was to correct the water flow.

We built a custom sloped cricket and covered it with TPO membrane to redirect water away from the electrical box. Our technician carefully fitted the membrane around the existing supports and heat-welded the seams into the surrounding roof. The completed cricket addressed the ponding problem by giving water a path around the equipment, turning a troublesome low spot into a properly sloped drainage area.

Modified-Bitumen Roofing is a polymer-enhanced asphalt membrane installed in rolls roughly three feet wide, generally as a base sheet and protective cap sheet.

Our Finding & Fixing method starts with a systematic inspection of all seams, penetrations, pitch pockets, curbs, drains, edge metal, ponding areas, cracks, and blisters, while also checking for trapped moisture beneath the membrane. When visual inspection is inconclusive, we can scan the roof surface with an infrared moisture scanning camera; we also use our water & blue dye method to find the leak.

Once we identify the problem area, we clean and dry the surface, cut back deteriorated material, and remove and replace wet insulation. A Modified-Bitumen patch is bonded over the leak repair area. We will properly reseal and waterproof any open laps, splits, large blisters, and failed flashings.

If a roof drain is high-set and the rainwater can't reach the lip, or if the drain is too small, ponding will start, and debris will build up around the drain and create problems with clogs.

Here, leaves, sediment, and what appears to be algae or moss have collected around the drain basket, restricting the openings water needs to pass through. That buildup can turn a drainage point into a collection point, leaving water standing around it long after the rain ends.

If water still drains slowly after the surface blockage is cleared, further investigation may be needed downstream. Keeping this small detail working helps protect the roof and the building beneath it.

These aging ridge vents had become a liability because the facility’s customer contracts required a controlled, airtight interior for the products handled inside.

Pillar Roofing removed every vent, closed the large openings with matching metal panels, sealed each transition, treated the rusted areas, and applied a protective coating across the entire roof.

The completed system restored a continuous, watertight barrier while helping the building maintain the controlled environment its operation required.

On an older commercial metal roof, leaks often begin where fasteners have loosened, washers have deteriorated, or flashings and seams have opened over time. Before applying a roof coating, Pillar Roofing addresses those trouble spots by tightening or replacing loose fasteners, securing flashings, and sealing vulnerable connections. The preparation shown here gives each detail the attention it needs before the finish coating goes on.

When the existing metal roof is a suitable candidate for restoration, a coating system can help extend its service life. But the coating is only part of the repair—the work underneath matters just as much. By securing the roof’s components and carefully sealing fasteners, seams, and penetrations first, we create a sound foundation for the coating to help keep water out.

What began as a leak call turned into a drainage problem. When Pillar Roofing arrived, an estimated five to eight inches of water had accumulated on the commercial roof. With the drainage path clogged, the water had nowhere to go. We began sweeping the standing water toward the drain to get it moving and reduce the weight of the water sitting on the roof.

As the backed-up water released, it overflowed the gutters, ran down the walkway, and continued through the parking lot toward the street. This job shows why drainage deserves attention during every commercial roof care visit.

Moisture trapped beneath a commercial roof can remain hidden long after the original leak occurs. Following a sunny, dry day, the roof begins releasing the heat it absorbed as the sun sets. Dry and moisture-damaged areas cool at different rates because water changes the thermal behavior of the insulation.

At the end of the day, through an infrared camera, suspected wet areas often appear as bright, warm anomalies against the cooler surrounding roof.

A Pillar Roofing Coordinator uses the infrared imaging gun to help narrow the investigation, define suspected damage, and avoid unnecessary demolition of dry roofing. Because the camera detects temperature differences rather than water itself, identified areas are evaluated and, when appropriate, verified with targeted moisture testing or roof cores before repairs are recommended.

The two-year term applies to eligible repairs under the written warranty. When Pillar Roofing is called to stop a commercial roof leak, our responsibility does not end when the invoice is paid. Once we identify the source and complete the repair, our workmanship on that area is covered for two full years. If the repair itself fails during that period, contact us, and we will treat it as a priority—returning promptly to inspect the problem and make it right under the terms of the written warranty.

That two-year term is deliberate and appropriate for commercial repair work. Many commercial roofs are already well into their service life and have endured years of Texas heat, hail, wind, standing water, aging materials, and layers of previous repairs. No contractor can responsibly guarantee an entire aging roof based on one localized repair. Our warranty covers the work we performed—not unrelated failures elsewhere—while giving the property owner two full years of written accountability for the repair entrusted to Pillar Roofing.
