Dry and moisture-damaged areas cool at different rates because water changes the thermal behavior of the insulation.
At the end of the day, through an infrared camera, suspected wet areas often appear as bright, warm anomalies against the cooler surrounding roof.
A Pillar Roofing Coordinator uses the infrared imaging gun to help narrow the investigation, define suspected damage, and avoid unnecessary demolition of dry roofing. Because the camera detects temperature differences rather than water itself, identified areas are evaluated and, when appropriate, verified with targeted moisture testing or roof cores before repairs are recommended.

Modified-Bitumen Roofing is a polymer-enhanced asphalt membrane installed in rolls roughly three feet wide, generally as a base sheet and protective cap sheet.
Our Finding & Fixing method starts with a systematic inspection of all seams, penetrations, pitch pockets, curbs, drains, edge metal, ponding areas, cracks, and blisters, while also checking for trapped moisture beneath the membrane. When visual inspection is inconclusive, we can scan the roof surface with an infrared moisture scanning camera; we also use our water & blue dye method to find the leak.
Once we identify the problem area, we clean and dry the surface, cut back deteriorated material, and remove and replace wet insulation. A Modified-Bitumen patch is bonded over the leak repair area. We will properly reseal and waterproof any open laps, splits, large blisters, and failed flashings.
